The Big Idea

A boba shop lives or dies on throughput. Every square foot behind the counter either moves a cup forward or gets in the way. The design problem at Fair Oaks Boulevard was to fit a full Sharetea service line into an existing suite without fighting the shell - and to make the front of house feel considered rather than franchised.

We treated the tenant improvement as a single continuous move: order, prep, seal, hand-off, seating. The plan follows that sequence, and everything else falls in behind it.

Client Aspiration

The client came in with a franchise brand standard, a lease clock, and a landlord approval process running in parallel with the City. They wanted a store that read as a neighborhood destination - somewhere you'd sit down, not just a pickup window - while hitting the operational metrics the brand requires. Open on schedule. No surprises in plan check. No compromises on the service line.

Our Guidance

We worked the existing conditions first. Understanding what the shell would actually give us - plumbing, mechanical, accessible path, the constraints that don't negotiate - let us set the counter and back-of-house layout once instead of redrawing it after the first correction letter. From there we ran the drawings as a single coordinated set for building, health, and landlord review simultaneously, so the approvals moved together instead of in sequence. We stayed principal-led through construction administration: site visits, RFI responses, and the closeout documentation the landlord and City required at completion. The result is a store that meets brand standard, clears the existing-building constraints without visible compromise, and opened on the client's schedule.
